Position Summary:

We are looking for a Real Estate Financial Analyst to join our team in Dallas, TX.

This position will support several groups, including business development, asset management, loan advisory, and capital placement. The selected candidate will interact extensively with clients, provide financial support for all company platforms and have exposure to a wide variety of real estate asset classes, investors, and lenders.

  • Primary responsibility will be to support Hart Advisors CEO and Hart Capital President.

  • Develop financial models using Argus and Excel for analyzing various funding strategies on all asset classes.

  • Create pro forma models and cash flow projections on behalf of clients for acquisitions.

  • Assist in developing pro forma models to exemplify the net cash effects of debt restructures.

  • Conduct commercial property research by collecting and analyzing data pertaining to property ownership using software such as Loopnet, CoStar, and Trepp. Gather property specific and market information by researching a variety of sources including, but not limited to, industry, regulatory and economic information, financial periodicals and newspapers, mortgage and lease documents, demographic data, property information, company records, and on-line sources. Document research results in a clear and concise manner.

  • Create comprehensive offering memorandums for debt/equity placement and/or restructuring of existing debt on commercial real estate assets.

  • Analyze a property’s financial statements and prepare summary analysis with recommendations.

  • Assist with the gathering and preparation of deliverables required for a complete loan assumption package.

  • Assist with the gathering and preparation of deliverables required for closing both an approved loan assumption and or loan modification.

  • Gather and submit due diligence items for capital placement.

  • Assist with the documentation and tracking of the appraisal and cash management process.

  • Maintain pipeline on CRM.


  • Bachelor's degree in real estate, business, finance, or economics preferred.

  • 2-3 years’ experience in a professional business environment.

  • The ability to manage processes, organization flow and collect and analyze data efficiently.

  • Strong financial/analytical, strategic thinking, organization, time management, client relationship, and project management skills.

  • Strong written and verbal communication skills.

  • Self-motivated and the ability to show initiative in taking action and respond appropriately.

  • Ability to meet deadlines, demonstrate flexibility and work in a fast-paced team environment.

  • Advanced knowledge of the Microsoft Office software suite (strong Excel knowledge) and working
    knowledge of Argus.
